Since last year we have switched; before that, we handled the management ourselves from the new construction. Due to lack of time, this proved to be a bad decision. Therefore, we got in touch with Gewoon VvE Beheer, who helped us to complete the annual work for 2024 and 2025 and take over the management of our VvE. So far, we are satisfied with their approach. Matters are resolved quickly and questions are answered directly. At the moment, as an association, we are happy and satisfied with their working method.

The transition went smoothly and could have been even better if the previous manager had stuck to the agreements. Switched from our previous manager to Gewoon VvE Beheer, as a board we can rightfully say that we are helped as an association. When I had to move out of my old house, luckily I was able to get a new house through the housing mediator again. Thank you very much for this! Unfortunately, there are also some drawbacks. I have never received a final bill for gas and electricity from my old house since March 2023. Also, I've been trying to get my solar panels working for 3 months now. Every time they say they will look into it but so far it has not been resolved...

Het is veelzeggend dat dit bedrijf de Nachtwacht als behangontwerp voor hun nieuwe kantoorgebouw heeft gekozen. Want net zoals Rembrandts meesterwerk de artistieke conventies van zijn tijd doorbrak, schroomt de Huurwoningbemiddelaar er niet voor om de bepalingen in hun eigen contracten te overtreden – met name als het gaat om het terugbetalen van de borg. Nadat we een appartement bij hen hadden gehuurd, zijn mijn vrouw en ik onlangs verhuisd en hebben we het appartement in uitstekende staat teruggegeven, zoals zij bevestigden in het overdrachtsprotocol. Bovendien hadden we nooit een huurachterstand en hebben we alle documenten die zij nodig achtten voor de teruggave van onze borg correct aangeleverd. Zij bevestigden dit schriftelijk en beloofden het geld terug te storten. Het is echter al meer dan 9 weken geleden dat we de bevestiging ontvingen en meer dan 10 weken geleden dat het huurcontract afliep, en we hebben onze borg nog steeds niet teruggekregen. We hebben hen meerdere herinneringen gestuurd en hen ruim twee weken geleden in gebreke gesteld, maar ik vermoed dat Martijn Valk denkt dat hij ons geld kan houden omdat we naar het buitenland zijn verhuisd. Dit dwingt ons ertoe juridische stappen tegen hen te ondernemen. Tenzij u uw zuurverdiende geld dus wilt laten investeren in een glimmend neonbord of een koffiemachine in hun hippe nieuwe kantoorgebouw, raad ik iedereen die overweegt zaken te doen met de Huurwoningbemiddelaar ten zeerste aan om deze oplichters ten koste van alles te vermijden!

Last year we decided to switch to Gewoon VvE Beheer (GVB) with the Homeowners Association (HOA). The preparatory discussions went well, clear agreements were made. This concerned not only the agreements between the HOA and GVB, but also the communication between the old HOA manager and GVB. This proceeded to great satisfaction. The transition was smooth and, of course, there are various matters that require further attention, such as authorizations with the banks. This too has been resolved in good cooperation. GVB is very proactive in solving all sorts of problems at the complex and with the owners. In doing so, the board is kept well informed and consulted. The critical reviews are simply removed. So here's a small update. While searching, they seem to think with you until you find a house. From that moment on, the service is very mediocre. If you need them, they don't come or respond very late or not at all, and ultimately nothing happens. Until you haven’t paid, then they are at your door within 2 days. It's just that I was in housing emergency and had no other choice; otherwise, I definitely wouldn't have chosen them. They claimed the problems I experienced were due to the landlord, which may well be true, but to resolve it, they do very little in my opinion.

Pay close attention if you do business with this company. My girlfriend has been terribly scammed and deceived by Martijn Valk and his cronies. She has already told her story but after serious intimidation and threats, I also want to issue an extra warning. I am absolutely not letting him off the hook; he has the name SCAMMER in Den helder but apparently no one dares to do anything about his mafia practices. It must stop. I rented here from March to November 2020. I am very dissatisfied. My €800 deposit was returned after 10 weeks (after many unhappy emails and phone calls). I paid €80 per month in advance heating costs during the summer. I have never seen this money again. Martijn is difficult to reach and his administration responds curtly. I advise against this mediator!

Top sorted meanwhile. Also the previously charged brokerage fees have now been neatly refunded. Excellent recovery therefore by the rental housing broker! Thank you for that. In the meantime, I've contacted the rental housing broker. They do admit that they didn't act properly in this case. I received an assurance that e.e.a. will be handled without intervention from the court. That sounds settled, now we just have to wait and see if everything proceeds as promised. From 1 to 3 stars. Unfortunately, we also have experiences similar to those of Ruud Lava. Despite assurances, the deposit is not refunded. Ultimately, a lawyer must be involved, despite which they are dragging out the process. They still charge brokerage fees to the tenant. This club thinks and acts as if they are above the law. Probably a great organization for homeowners, but as a tenant: stay far away from here!
