Mr. Atsma appraised our house in Woudsend. He is completely unfamiliar with the market and therefore uses references from other villages 10 and 15 kilometers away. His reasoning for using those references instead of one of the dozens of houses that have been sold in our village in recent years was vague and didn't hold water. The difference between the appraised value and the final selling price (a month and a half later) was 19.5%!!! We were luckily able to arrange our mortgage differently, but it was €400,- wasted money. We were pushed into him by the home owners association; don't do it!

In een rechtstreeks contact met u heb ik reeds mijn spijt betuigd over de waardering van uw woning, waarin ik heb uitgelegd hoe deze waarde tot stand is gekomen. Ik heb u ook gefeliciteerd met uw succes om de woning voor een prachtige prijs te kunnen verkopen. Dat dit hoger is dan de waarde uit het taxatierapport heeft deels te maken met de enorme gekte in de woningmarkt die ik niet kon voorzien bij uw niet geheel traditioneel gebouwde woning. Waarbij de getaxeerde waarde wel hoger is dan de WOZ-waarde met peildatum 1-1-2017. Het is spijtig dat u alleen uw visie heeft vermeld en niet mijn toelichting, waardoor er niet een objectief beeld is ontstaan. Gelukkig ben ik een mens en geen robot en kan ik niet in de (nabije) toekomst de waarden bij verkoop van een woning voorspellen. Ik moet uitgaan van gerealiseerde feiten en deze komen jammer genoeg niet altijd overeen met de werkelijkheid in de toekomst. Met vriendelijke groet.
