Het gehele verkoop proces is goed verlopen. Op kantoor en ook Frank zelf zijn ze goed bereikbaar via mail of whatsapp. Daarnaast ook een luisterend oor als tegen zit, kortom zijn we erg tevreden met de afloop en de verkoop van de woning. Team Verstegen nogmaals bedankt voor alles

Uitstekende afhandeling van makelaar Verstegen uit Tegelen. Geen gladde verkooppraatjes maar eerlijk en reëel. Het kantoor is goed benaderbaar en altijd bereid om te luisteren bij onduidelijkheden. Al met al, ik ben een zeer tevreden klant.

UPDATE: I HAVE REQUESTED EVERYTHING THROUGH THE KADASTER. And yes, what a VILE GAME YOU SAY. SEE ATTACHMENT I am deeply disappointed in Verstegenmakelaars but because of their unethical practices. We offered €450.000 on a house with an asking price of €425.000, with the condition of financing (<50% purchase price), to stay within the NHG limit for a lower interest rate. Initially, our offer was well received and we were told that we 'were in a good position'. But on the last day, all of a sudden an offer of €458.500 without conditions came in, and we were pressured to bid the same and drop our condition. This felt like pure manipulation to drive up the price. Worse still: when I indicated that €450.000 was my maximum due to the NHG, they suggested setting the sale price on paper at €450.000 and paying the rest 'in cash' to the sellers. This is not only unprofessional, but smells of illegal practices. Additionally, the secretary said: 'If you back out, the sellers also get a nice sum of money.' Thank you Anja! This kind of behavior is unacceptable and plays with the emotions of buyers. We have withdrawn our offer, because buying a house without conditions was not feasible for us. We will check the sale price via the Kadaster to see what the house actually brought in. Do not do business with this real estate agent! Deeply sad. you will certainly come back with a reaction that this story doesn't fit, probably. everything is written truthfully nothing is invented apart from the fairy tales of their own to keep you on a leash.
Dear Fam Koyurtgan, We understand that you are extremely disappointed about not being able to purchase the property. In today's market where there are often many viewers per property and also many bidders, each property can only be sold once. Even we would like to see things differently and not disappoint as many people when they cannot buy a house, but unfortunately this is not possible in the current time with much demand and relatively little supply. But accusing us of unethical practices is unfair. We are always very transparent about the process and exactly as you yourself write, there was a clear deadline set for bids to be submitted. When asked if you had placed a good offer, I confirmed that but also said that since the deadline had not yet passed, other offers could still come in. It often happens that potential buyers submit their offers on the last day or even at the very last hour, which is everyone's right of course. Now, I am the real estate agent and not the owner; the owners ultimately decide with whom they want to conclude the purchase/sale and always consider all options. You had written a personal letter, the owners knew who you were somewhat and would have liked to grant you the property, but there was a significant difference in price and terms. We made an offer on their request (I will not comment on the amounts mentioned) which you could not accept. Of course, that is regrettable. Anja certainly did not say then they are making money. She must have said something along the lines of people also having to think about their own wallet. They too have bought a house, had to make offers and have renovation wishes. So it's understandable that the amount of an offer is indeed important, as this almost always applies for every selling party. However, it often happens that a seller immediately goes for the best offer, combined with the best terms. Then you would have been told right away that another buyer was chosen and would not have received any counteroffer. Again, due to what has been written above, we made a counteroffer on behalf of the sellers which you could not accept. Counteroffers do happen quite often and again, it is the sellers who make the decision, not the real estate agent (at least certainly with us). We were also very transparent about that. But what doesn't work obviously doesn't work; we understand this very well, but then the sellers choose other buyers who make a better offer in terms of price and/or conditions or even both. We receive sales mandates from the sellers and do our utmost 6-7 days a week as hardworking entrepreneurs to sell their property at the best deal in terms of price and/or conditions. Buyers we can certainly also help with everything; we are a full-service service office, and you had a very good feeling about this according to me, otherwise you would not have invited us for an appraisal of your own property. That you ultimately could not purchase the house is regrettable for us as well. The feeling you describe in your review can certainly not be removed with this response. However, I do attach value to addressing the process, which we were transparent about; that you received a counteroffer from the sellers but did not accept it due to your own considerations/possibilities. I sincerely wish you all the best and hope that you have still managed to purchase a nice house or will in the future. Appointment rescheduled, arrived at appointment, made us wait and then told after 10 minutes that the realtor wouldn't be coming to the house. Very unprofessional.
Beste Nienke, Makelaars hebben vrijwel altijd de sleutel van het pand wat te koop staat, alleen zijn er verkopers die dat niet wensen. Zo hadden we ook van deze woning (nog) niet de sleutel. We communiceren altijd ruimschoots met onze klantrelaties wanneer de bezichtigingen gepland zijn en ook deze klanten wisten dat ik er vandaag om 16u zou zijn, samen met jullie. (zelf dan om 15.50uur om de sleutel te krijgen). Helaas bleek de verkoper niet thuis te zijn. Toen jullie vóór 16.00u aan kwamen lopen, was ik inderdaad nog aan het bellen en gevraagd even te wachten. Klokslag 16u heb ik de situatie uitgelegd en mij daarvoor geëxcuseerd. Afgesproken dat ik jullie morgen bel voor een nieuwe afspraak. Leuk is dat uiteraard niet, zowel niet voor jullie als ook niet voor mij. Immers ik plan daar ook ruimschoots tijd voor in, dat ik jullie goed en rustig de woning kan laten zien. We moeten dus beiden opnieuw tijd vrij maken in de agenda om dat alsnog te kunnen doen. Door persoonlijke omstandigheden blijkt nu, is de verkoper de afspraak vergeten. Zoals afgesproken bel ik jullie morgen op om een nieuwe afspraak te plannen. If you have the choice, I would definitely choose another real estate agent like VeTeBe in Tegelen when selling a property. When buying a property, do not arrange a structural survey and valuation with Frank Verstegen due to a conflict of interest.
Beste PBG, Helaas reageer je vrij anoniem en kunnen we in ons klantsysteem in ieder geval niet terug vinden, onder PBG, of je een afspraak hebt gehad met ons, of je een woning hebt gekocht dan wel verkocht via ons. Qua verkopen van een woning scoren we in klanttevredenheidcijfers bij de allerhoogste van de gemeente Venlo en vrijwel alles scores liggen tussen de 9 en 10 en doen we het dus zéér goed. (gemiddelde score van alle beoordelingen die via ons een woning hebben verkocht: 9,6!) Wanneer iemand een woning via ons koopt, is het aan de koper zelf waar hij zijn taxatie laat regelen, danwel via wie hij/zij een bouwkundige keuring laat regelen. Wel hebben we, net als alle lokale makelaars, een prima netwerk en kunnen een aanbeveling doen, maar van enige vorm van belangenverstrengeling is absoluut geen sprake. Vaak wordt bijvoorbeeld een opdracht tot taxatie verstrekt door de financieel adviseur van de kopers. Ons belang is in ieder geval, dát het goed geregeld is, niets meer en niets minder. Waar? dat is altijd een volledige vrije keuze van de kopers. Ik nodig je dan ook van harte uit, om ons te bellen om een afspraak te maken, zodat we onder het genot van een kop koffie, je verhaal kunnen aanhoren, welke ervaringen je dan in dezen met ons hebt gehad. We zijn hard werkende ondernemers, die vaak, 60-70-80 uur per week hun ziel en zaligheid in het bedrijf steken, juist om alles naar voller tevredenheid af te handelen voor zowel de verkopers als kopers. Uiteraard staan we altijd open voor verbeteringen dus hopen dat je op de uitnodiging ingaat zodat we in een persoonlijk gesprek e.e.a kunt toelichten. Heb je géén ervaringen met ons in de aankoop en/of verkoop van een woning, hopen we ook dat je zo sportief bent om deze review te verwijderen. Google heeft namelijk helaas geen controle-instrument of je ook daadwerkelijk een aan/verkoop ervaring bij ons hebt gehad en zoals gezegd, onder PBG kunnen wij in ons klantsysteem niets terug vinden. This broker does not keep his own appointments. He gives a deadline and then makes exceptions to it. These exceptions are not communicated promptly but only after the expected response time of the broker on an offer has expired. To dismiss this with a simple email afterwards. I would not do business with this broker.
Beste Ben, allereerst dank voor je feed-back. Wij gaan dat gebruiken om te onderzoeken hoe we hier onze dienstverlening verder op kunnen verbeteren. Dit was immers onze allereerste negatieve beoordeling in alle jaren en streven meteen ook dat erna dat het de laatste is. We hebben inmiddels enkele malen mailcontact gehad. Jammer dat u niet op onze uitnodiging bent ingegaan om dit verder persoonlijk te bespreken. We kunnen ons namelijk niet voorstellen, dat u ontevreden bent geweest over bijvoorbeeld de bezichtiging van de woning zelf. De ontvangst, de tijd in de woning, twee maal uitvoerig alles bekeken, iets nameten voor u, allemaal vanzelfsprekend. Uw onvrede lijkt vooral te liggen in de wijze van communicatie en geeft daarbij aan dat wij ons niet zouden houden aan eigen gemaakte afspraken. Zoals ook per mail aangegeven, zien wij dat stukje toch echt anders. Het klopt dat wij u, net als alle anderen op een maandag zouden berichten. Dat hebben we ook gedaan, op maandagavond (voor ons heel gebruikelijk dat we, wellicht in tegenstelling tot veel andere makelaars, ook in de avonden en weekenden werken) alleen met een bericht dat het door uitzonderlijke omstandigheden in buitengewone tijden woensdag zou worden dat we definitief uitsluitsel kunnen geven ipv maandag. Dat hebben we u laten weten, net als alle anderen, en gevraagd om begrip hiervoor. Op woensdag hebben we ook conform afspraak uitsluitsel aan iedereen gegeven en ook aan u. Wij gaan zeker kijken of we de wijze van communiceren kunnen veranderen, want daar zit naar zoals wij het interpreteren vooral uw ongenoegen, maar zijn altijd helder in bereikbaarheid en zijn de afspraken nagekomen. Uiteraard ook nog altijd bereidt dit met u persoonlijk te bespreken als u op onze uitnodiging ingaat. Wij zijn immers pas tevreden als onze klanten dat zijn.
