We informed beforehand, as I believe everyone does, whether the appraised value mentioned by others would be feasible for our home. You didn’t indicate what you now say, but simply ‘that it should work for this property.’ Had you indicated then what you are saying now, or been able to provide a clearly demonstrable reason for the large difference between your appraisal and that of other qualified appraisers and model value providers, the situation would have been very different. Even if we explicitly state before commissioning the report that we need it on Thursday with an explanation as to why and ask whether this is feasible for you, we expect an honest answer and that any promises made are kept. Otherwise, we could have turned to another appraiser. Now, the promise was not only broken, but there was also no communication about it. Not from yourself, which would have been proper, but also our attempts to reach you went unanswered. When you entrust such a costly assignment to someone, you should at least expect clear and correct communication, commitments to be kept, that if this is not possible, you communicate this from your side, and that you are reachable. Previously had a property withdrawn from sale by this realtor and transferred to another realtor because nothing was done with it and there was no communication. They were clearly not happy about that at the time, and they made things difficult regarding the transfer of documentation. The other realtor subsequently sold the house. When this realtor was assigned as appraiser for our home last week, we still approached it with good spirits. Unfortunately, nothing has changed. We had indicated that we needed the report on Thursday due to a mortgage, which Mr. Hettema said was no problem. Subsequently, he became unreachable on that day and the following days, and we only received the report on Monday. All findings were positive in the report. The realtor initially gave an amount that corresponded with the estimated appraised value of other qualified realtors and appraisers, and with the model value calculations from model value providers (the latter was even higher), but then appraised much lower, for which he did not provide or want to give any explanation. While the house - also according to the findings in the report - is completely in good condition and more luxurious than average. Communication was very unpleasant and poor. Ultimately called Mr. Hettema, who stated that he would ‘still need to adjust some buttons’ but then submitted it unchanged without consultation or approval from us. And whether that 'may' or not, if you agreed not to do so and did not even ask us to check whether all data was correct, this is not proper. Subsequently unable to have a normal conversation or provide an explanation while we as customers pay a huge amount for the appraisal. I always try to see the good in people but with these circumstances, I cannot. We are paying the bill but not willingly and will also strongly advise everyone against this realtor.
