Bids via Move are, as far as I can tell, being passed on to other buyers who can then still bid higher. A better solution would be if NVM were not involved in this. A simple solution is that the real estate agent does not see the bids in the meantime.

Viewed a property, but it was essentially already rented out. They would let us know if this went ahead. After 2 months still nothing heard. Rodenburg is nice when it comes to renting out but bad at keeping agreements where they have no further interest.

Good guidance

A real estate agency that promises everything but delivers nothing. Employee Eva OldeRikkert is very unsociable in her communication, keeps the client on a string. Asks the same three questions and then doesn't hear from her for a month each time while she is the contact person. She does not take communication and professionalism seriously at all. She also shortened names, which is extremely unprofessional. I won’t even call her Eev instead of Eva? Keep it businesslike and serious. Ultimately, apart from the property Belvederelaan 25 in Zwolle, because the real estate agency unfortunately doesn't take the 'interested party' seriously and keeps them on a string. Very neglectful. It's a shame I couldn’t directly contact the landlords, otherwise it would probably have turned out well. I also wonder if the landlord is aware of this. Finally, the real estate agency asks for an action plan if you want to rent a property and then doesn't hear from them anymore (employee Eva Olde Rikkert), I wonder what they do with the action plan and why they collect it... Hopefully they don’t run off with the idea. Not trustworthy.

Appointment for a viewing is first postponed three times, only to hear on the morning of the viewing that the house has already been sold. Strange way of working and disrespectful of my time.

We had an extremely negative experience with Rodenburg Makelaars Zwolle. After several weeks of negotiating and 3 viewings, we bought a house through Rodenburg real estate agents, at least that's what he made us believe. We already had the purchase contracts in hand, the sellers were still on vacation, so we didn't make a problem of the later transfer. The purchase was done, only the papers needed to be signed. We had it under reservation of financing in the contract, so we rushed to arrange the mortgage. On the morning that we would sign the purchase contract, we completed the mortgage and prepared for the trip to the real estate agent. Unfortunately, this turned out not to be necessary because the real estate agent decided to sell it to someone else just 3 hours before signing the contract. Do not expect this realtor to keep his word. Even if you have many emails and phone calls and talk to this realtor as if the house is yours, that means nothing. He simply continues negotiating with other parties as if you don't exist because, in his words, “the law allows it.” Whatever this real estate agent promises you or agrees to with you is WORTHLESS.

Our experience was less positive. Through this broker, we bought an apartment. Even though a broker works for the selling party, honesty seems like a given to us. The broker states in his brochure that it is a new apartment behind an old facade. Everything renovated. Sounds good! Unfortunately, reality was different. Leaky windows, leaky chimney, and within four months, the toilet stopped flushing. We had it unblocked twice, but unfortunately, this did not solve the problem. When a specialized company looked into the toilet with a camera, it turned out that there were no new PVC pipes - which the contractor mentioned in his brochure and which was in possession of Rodenburg real estate agency - but old, broken gres pipes in several places. You would think that would just be our bad luck. Not true; we started a lawsuit and won it. The seller must reimburse us for the sewer costs. A home must after all be suitable to live in. Without a working sewer, that is not possible. We are still considering filing a complaint with the NVM. According to our lawyer, there is a good chance of success with this ruling on our side. The seller - who wrote a year ago that he was satisfied with this broker - should scratch his head again. In our purchase agreement, the broker omitted the age clause. Well ...... for the seller with all the consequences.
