I have no doubt that there are decent people working at Holland West. However, their ongoing cooperation with Nationale Vastgoed Groep (NVG) is a major concern for me. NVG is known for not repaying security deposits even after 3 months! I expect that Holland West will respond by 'clarifying' that they only acted as an intermediary and had no access to, or influence over, the refunding of security deposits. So why do they continue to cooperate with such a rather dubious organization? If you are an expat living in the Netherlands and you are presented with a contract that includes both NVG and Holland West, especially if you are desperate, run away. I should have done that as well. Response to Holland West: As predicted, Holland West wants you to believe that they have no influence on the contracts that THEY have drawn up. They want you to ignore the very predictable, dubious behavior of their preferred partner, NVG. They want you to ignore their role in luring expats with an anonymous organization. If you live abroad and fall into this trap, remember that you had a choice. For me, it has already been almost four months... And yes, I had contacted both Holland West and NVG multiple times before the first evaluation.

Run away!! ⚠️ ⚠️ It is better not to sign a contract with Hollandwest: you cannot look ahead, but then you end up dealing with hygiene problems (smell), a broken lift, they make you sign a contract that they themselves do not manage and most tenants have trouble getting their deposit back on time (Hollandwest has known this for years, but does not tell you). All the neighbors I know have not gotten their deposit back on time and incurred unexpected costs. It seems like a conspiracy between Hollandwest and NGV to rip us off. NB: There are illegal clauses in the contract, drafted by Hollandwest.

1/5 – Experience-Oriented. AVOID THIS AT ALL COSTS. I rented an apartment from this company (Holland West) for 6 months and it was honestly one of the worst rental experiences I've ever had. 1. Security Deposit Nightmare They refused to return my deposit until I took legal action. I finally got the deposit back after four months, and even then the legal process cost me money. My neighbor had exactly the same experience and also had to take steps to get her money back (same company, same building). That says it all. 2. Freezing Cold, Unlivable Temperatures The apartment was inhumane to live in. There was only one small radiator in one room and absolutely no heating in the bedroom. The indoor temperature was less than 15°C and I literally had to wear a jacket inside the house. Moreover, they turned off the heating in April, while it was still 1-2°C at night. I paid more than €1600 per month for this. 3. Extra Charges For Everything They charged me for completely ridiculous things – for example, a regular cutting board that was slightly scratched and somewhat discolored from use. When I complained about the freezing cold, they gave me an electric heater... and later charged me €405 for “extra electricity usage”. If the apartment had been properly heated, I wouldn't have needed that heater in the first place. They did the same with my neighbor. 4. Dirty Environment Outside the building, there was always trash on the ground. It looked dirty and seemed to never be cleaned up. There was also a sort of animal pasture nearby, and the smell of sheep manure often hung in the air. My advice: DO NOT EVEN CONSIDER RENTING HERE. Holland West did nothing to help, ignored problems and charged extra fees wherever possible. I regret having ever gotten involved with this company.

It is now 3 months since I left the apartment and I have still not received my deposit back, while the contract states that this should happen within 2 months after moving out. Holland West seems well organized. They respond directly to questions. I was initially a bit hesitant, because they only perform online transactions. As an expat, it's difficult to decide whether you should transfer the rent plus deposit to a company that you don't know. But they do deliver and the keys were handed over where they had indicated. I rented an apartment from NVG via Holland West. Although Holland West is good (especially Yvette, whose e-mail responses were professional and well-written), NVG is not. Despite what is stated in the contract, NVG did not return my deposit on time. It cost numerous e-mails and their answer (if they even respond) is always 'next week'. There must be a misunderstanding about what 'next week' exactly means. I contacted Holland West to have my request handled. With their help, I received my deposit two months and 26 days after I had left the apartment. NVG says that they refunded the deposit back to the source account for security reasons. So, if you leave the Netherlands, it might be that you have to keep your account open until they have returned the deposit. What a hassle. In short, Holland West is great (especially Yvette). If they offer you an apartment that is owned by NVG, you better leave it.

I rented via Holland West an apartment on Verbeekstraat for 6 months and moved out halfway through September. The landlord is National Vastgoed Groep (NVG), who is represented by Holland West. It is now almost 3 months since I moved out and I have not yet received back my deposit of more than 3000 euros from NVG. They have no reason to keep the deposit; according to the inspection report, everything was in order. I strongly advise against renting through this company because you may have to take legal action to get your deposit back. Moreover, the apartments (which are advertised as luxury...) on Verbeekstraat are poorly maintained. The hallway is dirty and smells, the furniture and floor are worn out, dirty, filthy, and old. The apartments look as if they have not been renovated for at least 20 years. And naturally, it is not possible to view the apartment before you rent; they send you an old low-quality video, and that's all. The walls were dirty and the windows were not cleaned once during my stay. There was a dead bird lying on the roof for months. When I moved in, I had to clean for days to make it somewhat livable, and even repair a few things, like the showerhead. That's ironic, because they deduct almost 300 euros from the deposit for a 'professional' cleaning, while the apartment itself was really dirty. The surroundings are disgusting, always full of trash. Especially for the price you pay, it's absolutely not worth it. As if that were not enough, they also wanted to deduct 30 (!) euros from the deposit for each broken lamp, while those lamps were already broken from the beginning...

DO NOT RENT AN APARTMENT HERE!! They will do everything to keep your deposit, despite the fact that nothing is mentioned about it when checking out... After I left, they held onto the deposit for 5 months, while the contract obligated them to return it after two months... Moreover, the apartment is poorly maintained and much of the furniture is in bad condition or broken. Do not rent here...

I lived in a 'luxury' apartment in Verbeekstraat, Leiden for 3 months during the fall of 2024 (to work in the hospital). After 2.5 months I finally got my deposit back and can finally say what I want. Here are my reasons to stay far away from them. - The apartments are considered 'luxury', with a price of 1850 euros per month for an apartment of about 60 m2, plus 2 months rent as deposit. (I'll come back to that later). The standard is the cheapest of the cheap regarding kitchen appliances and furniture. It's absolutely okay, just not 'luxury'. - My contract was supposed to start on Saturday, but after the end of the contract I was told that I had to be in Leiden on Friday, since their office is closed on Saturday. Therefore, I had to rebook my flight to meet them at a fixed time on Friday, but when I arrived there was no one to greet me. After several phone calls to Holland West, I found out that the person who had inspected the apartment was there the day before, and I got a code for the keybox to let myself in. I received by e-mail a PDF with all the photos made by this person (there are already many damages/stains on the walls, so it's hard to see everything, but this seemed well documented). - Upon arrival, the apartment smelled of sewage (the smell came from the shower). This differed, but never disappeared. To complain, you can either call a service number (for a MINIMUM amount of 100 euros) or send an e-mail (free). I sent e-mails to both NVG and HW. HW showed 'understanding' and forwarded my e-mails to NVG, but NVG considered this as 'natural' and did not respond anymore when I sent new e-mails with complaints and asked if someone could inspect the bathroom. I bought several air fresheners to survive and spent as little time as possible in the apartment. - It was around -2 degrees outside during my first week there, but then it got colder, and I realized that the radiators weren't working. I heard from others that the radiators had to be turned on centrally, and when I complained about this, it took two weeks for them to start. I wore a coat inside during those two weeks. - The noise level between the apartments was crazy. You could clearly hear children screaming, people fighting and other nighttime activities, as if the neighbors were sitting right next to you. - The hallways (and the ventilation system in the apartment) smelled of garbage, and the trash flowed into the entrance of the building. - The contract is a minimum of 3 months and maximum of 6 months. You may not ask for another date, but as soon as the end date approaches, they ask if you want to extend, for a small fee of 250 euros. It doesn't matter if it's an extra day or 3 months. I rejected the offer and stayed in a hotel for the last few days before I wanted to go home. - Upon checkout, there was indeed someone present! She took countless photos and found streaks on a wall in the bedroom that I had never touched, but I couldn't prove at check-in that this was okay, and therefore she charged me for the 'painting job'. Considering the rest of the walls I doubt they actually painted. - The deposit was supposed to be refunded 'within 2 months after the end of the agreement', minus the cleaning costs (300 euros!) and the 'painting job'. After 1 month I complained and was told to be patient, referring to the contract. A week after 2 months I sent an angry e-mail to both NVG and HW, where both offered their apologies. NVG wrote: 'Your deposit will be processed with the next payment.' Eventually, the money was returned after 2.5 months, which was a relief! SUMMARY - The apartments are real, the standard is generally terrible and the sewage smell in my apartment was awful. Their business model is to get as much money as possible from foreign renters, in the most unprofessional way. NVG leaves a bad taste in my mouth and Holland West should immediately end their cooperation.

Both Holland West and NVG do not respond to my request for the refund of my deposit. According to the contract, they are obliged to repay the deposit within two months after leaving the rented space. After two months, I have still not received my deposit back and they also do not respond to e-mails, phone calls, and messages.

The real estate agent reacted very arrogantly when the keys were handed over. Rented a property for 1.5 years but never listened to our problems. Treated the new tenant differently than he had treated us. We had to clean everything ourselves, but the new tenant received a cleaner which we had to pay for. We had delivered the apartment clean, but the real estate agent still felt compelled to make a remark about whether we had ever cleaned here at all, very unprofessional and unsocial with regard to the new tenant. (It was also simply clean) We do not recommend this real estate agent!
