Experienced as a buyer's agent from the selling party's perspective. Making offers far below the asking price without any justification, assuming that all movable items could also be given away with the deal. All of this in a seller's market.... Only to then spend days on negotiations. In the meantime, 2 other parties had come forward wanting to buy who made reasonable offers directly and therefore it was quickly decided.
