The real estate agent genuinely cares about finding a property that suits the needs of the buyer, and clearly has very good knowledge of the market. The communication is proactive and pleasant. Een ronduit slechte ervaring met dit bedrijf. Ik reisde vanuit Londen naar Amsterdam voor een afspraak, maar die werd op de dag zelf drie keer afgezegd. De laatste keer logen ze me zelfs meerdere keren voor aan de telefoon en deden ze verschillende beloftes die ze niet nakwamen. Toen ik hierover klaagde, verzekerden ze me dat dit niet hun manier van werken was, maar vervolgens bleven ze me misleiden en mijn tijd verspillen. Het was een volledig verloren reis van zeven dagen naar Amsterdam. Vermijd deze mensen, vooral als je geen Nederlander bent.

Een onbetrouwbare makelaar die je als expat beter kunt vermijden. In het voorjaar van 2018, toen ik voor mijn werk naar Amsterdam verhuisde, zocht ik tijdelijke, gemeubileerde woonruimte voor 6 tot 12 maanden totdat ik een koopwoning had gevonden. Ik koos voor een woning aan de Valkenburgerstraat, verhuurd door Ter Haar Makelaars. De huurprijs was inclusief wekelijkse schoonmaak, parkeerplaats, toegang tot de fitnessruimte/wellnessruimte en een berging, met een hoge borg van 7000 euro. Het eerste probleem ontstond toen ik eindelijk het huurcontract en de bijbehorende Engelse versie van makelaar C. Eshuis kreeg, waar ik meerdere keren om had moeten vragen. De Engelse versie kwam niet overeen met de Nederlandse versie en ik moest klagen dat ik het document niet zou ondertekenen als ik de inhoud niet begreep. Binnen een dag nadat ik eindelijk de juiste versie had ontvangen, drong dhr. Eshuis er bij me op aan om het huurcontract te tekenen en dreigde hij de woning terug te trekken als ik dat niet deed. Zeer agressieve en onprofessionele tactieken. Bij het afsluiten van het huurcontract had ik een aantal afspraken gemaakt over meubilair en schoonmaak, waarmee was ingestemd. Op de dag van mijn verhuizing bleek echter dat aan geen van deze afspraken was voldaan en ik kreeg bij de sleuteloverdracht geen sleutel van de brievenbus. Ondanks mijn klacht bij meneer Eshuis, zei hij eigenlijk dat ik het met de eigenaresse, mevrouw A. Wildenberg, moest bespreken. Vier maanden later had ik het geluk snel een woning te kunnen kopen en heb ik de huur opgezegd. De eigenaresse liet me weten dat ze de woning vervolgens te koop zou zetten, met MTH als makelaar. Ze vroeg of de makelaar wat foto's voor de verkoop kon maken en dat ze een "speciale" schoonmaakbeurt voor de fotoshoot zou regelen. Toen ik na de fotoshoot thuiskwam, dacht ik dat ik was bestolen. Mevrouw Wildenberg had de schoonmaakster opdracht gegeven al mijn spullen te verwijderen en in de wasruimte te zetten. Mijn spullen lagen hoog opgestapeld in vieze vuilnisbakken, inclusief etenswaren en mijn toiletartikelen (tandenborstels en dergelijke). Ik moest voor honderden euro's aan eten en andere spullen weggooien. Wederom het antwoord van MTH: neem contact op met mevrouw Wildenberg! Ze was onder valse voorwendsels mijn huis binnengedrongen en had mijn spullen vernield. Bij het uitchecken bevestigde MTH dat de woning in acceptabele staat was teruggebracht, zonder schade, en dat mijn volledige borg van 7000 euro zou worden terugbetaald, wat schriftelijk was vastgelegd. Ik had bij het inchecken aangedrongen op een volledige inventarisatie, om mezelf te beschermen. Na 30 dagen had ik mijn borg nog steeds niet teruggekregen en nam ik contact op met meneer Eshuis. Hij vertelde me dat mevrouw Wildenberg financiële problemen had en mijn geld niet kon terugbetalen! Meneer Eshuis regelde uiteindelijk dat de helft van de borg werd terugbetaald en zei dat ze het resterende bedrag zo snel mogelijk zou terugbetalen. Hij zei toen dat ik medelijden met haar moest hebben, omdat ze in een moeilijke situatie zat! Na maanden wachten op de terugbetaling van mijn resterende 3500 euro, heb ik een advocaat ingeschakeld om het openstaande bedrag te innen. Mijn advocaat nam contact op met de heer Eshuis, die zich van de situatie distantieerde en verklaarde dat MTH niet aansprakelijk was. Ze hebben dus gehandeld voor een cliënt die niet goed was gescreend, hebben er niet voor gezorgd dat hun cliënt het contract nakwam, hebben genegeerd dat hun cliënt de wet overtrad door zich met het eigendom van de huurder te bemoeien en zijn er vervolgens mee weggekomen dat er 3500 euro van mij werd gestolen. Deze zaak loopt nog steeds (oktober 2020), waarbij ik probeer het geld terug te vorderen via een incassobureau. OPMERKING OVER WAARBORGSOMMEN In Nederland, in tegenstelling tot andere landen waar ik heb gewoond, wordt uw waarborgsom niet in bewaring gehouden of beheerd door de makelaar. Deze wordt betaald aan de verhuurder en die kan ermee doen wat hij wil, maar is contractueel verplicht om deze aan het einde van de huurperiode terug te betalen. De verhuurder is niet verplicht om de waarborgsom op een aparte rekening te bewaren. Dus als u een financieel instabiele verhuurder heeft, kan die er met uw waarborgsom vandoor gaan en heeft u alleen een civielrechtelijke aanspreekmogelijkheid. Het wordt juridisch gezien niet als diefstal beschouwd en is erg moeilijk terug te vorderen.

Great service, perfect brokers

If you are an expat new to Amsterdam or the Netherlands, avoid this real estate agent. The same goes if you are a landlord considering renting to expats. They kept us hanging and dismissed us with false promises about the contract's readiness (we remained in limbo) while we had already made an offer. It took a week before they showed us the contract. We had no choice but to sign on the spot due to urgent personal circumstances. We did not get a second opinion regarding the fairness of the contract and had no chance to pass on our comments about changes. The key handover was merely a key handover and they did not prepare a detailed inventory list, unlike what we had to do in the UK (as tenants) or France (as landlords). We found it fine that the apartment is not perfect (but has potential), but the wear and tear, mold, rust, etc., and other visible defects were significant and should have been documented and approved by both parties - that did not happen. We even did not record the meter readings. Unfortunately, we now have to deal with the landlord directly and hope for as good and fair a solution as possible. Hopefully, we will value the apartment just as much as when we first viewed it and it becomes our home in Amsterdam. But the entire experience with MTH has been one of poor communication, wrong expectations and a lack of reliability and trust. Moreover, they were too proud to admit their shortcomings.
